Set the package boundary
Decide whether the offer includes loose furniture only or also fitted elements, curtains, lighting and appliances. Identify any items purchased directly by the developer or homeowner. The sales description, item schedule and quotation should use the same boundary. This prevents a show apartment from implying that decorative pieces, accessories or equipment are included when the actual package excludes them.
Control unit types and buyer options
Create a master schedule for each unit type, then show approved variations as explicit options. Track dimensions, finish, quantity and price differences separately. For example, two sofa fabrics and one dining-table size are easier to administer than unrestricted substitutions. Set a decision deadline for each production phase; a late buyer change can affect packing, production sequencing and the handover of other units.
Approve a representative apartment
Use the sample apartment to test proportion, comfort, circulation and installation access. Review the actual furniture together, not only individual material swatches. Check the largest packed item against doors, lifts and turning points. Record accepted deviations and the final specification in writing so a visually impressive prototype does not leave manufacturers unclear about which version to repeat.
Match delivery to handover readiness
Organise production and delivery around the units that will be ready to receive furniture. Confirm storage arrangements if construction dates move. Carton labels should support unit-level checking, and the receiving team needs a process for missing parts and damage photographs. Agree ownership of assembly, final positioning and snagging. These activities are separate from simply delivering a container to the destination port.
Project checklist
Before requesting a quotation
- Base package and excluded items
- Unit-type schedule with controlled upgrades
- Approved show-apartment record
- Phase dates, receiving space and snagging owner
A useful question
Does the show apartment automatically become the order specification?
No. Convert the approved show apartment into a written item schedule with dimensions, finishes and quantities. Identify display-only accessories and any prototype changes before the repeated units are released for production.
