FF&E for spaces that work.
An FF&E package brings furniture, decorative fixtures and selected equipment into one agreed project scope. Define the areas, specifications, approvals and delivery responsibilities before orders are placed.
Do you work only with hotels?+
No. We review FF&E enquiries for restaurants, offices, serviced apartments, residential developments and other commercial spaces, as well as hotels. Supply is limited to the items and services we agree after reviewing the specification and our capacity.
Do you currently take on very large projects?+
Our FF&E department currently does not take on very large projects. We concentrate on selected hospitality projects, refurbishments and clearly defined furnishing packages that our team can support properly. Honesty is essential to how we work: we review capacity and scope before making a commitment.
Why don’t you compete on the lowest commission?+
Our fees must support the professional work each project requires: manufacturer coordination, clear communication, production follow-up and the support agreed in our scope. We will not offer an unsustainably low commission simply to win your business, then leave you to manage the factories and problems on your own. We agree realistic fees and responsibilities from the beginning.
What experience and language skills does your team bring?+
Our team brings over 20 years of experience in the furniture industry and speaks Chinese and English. This allows us to communicate directly with manufacturers and clearly with our clients. We approach every project professionally and take its details, commitments and responsibilities seriously.
What does an FF&E package include?+
FF&E means furniture, fixtures and equipment. A hotel package can include beds, headboards, seating, casegoods, lighting, rugs and selected equipment. The item schedule determines the actual scope. Structural work and operating supplies are defined separately.
Can you supply custom furniture from our drawings?+
Yes. Share your drawings, dimensions, quantities, material preferences and target budget. Factory proposals, shop drawings and samples are reviewed against the agreed brief before production approval.
Do you own the manufacturing factories?+
Our role is factory-direct supply and coordination through a dedicated team in China. We work with manufacturers rather than presenting ourselves as the owner of every factory involved.
What affects pricing and production lead times?+
Materials, construction, finishes, quantities, sample development and production capacity all affect the quotation. A project-specific schedule is agreed after the scope and approval milestones are clear; there is no universal lead time or minimum order.
What should we send for an FF&E quotation?+
Send the project location, room or area schedule, item quantities, drawings or reference images, material specifications, target budget and delivery date. Include any hotel-brand standards or required tests for the destination market.
How are quality checks and shipping handled?+
Agree inspection checkpoints, acceptance criteria, packaging, shipping terms and responsibility for receiving or installation before ordering. Testing and documentation requirements must be confirmed for each product and destination.
