Serviced Apartment Furniture & FF&E Planning

Serviced apartments combine domestic routines with repeated guest turnover. Furniture must support sleeping, cooking, working and relaxing without making a compact unit difficult to clean. Build the FF&E schedule around each apartment type and occupancy pattern. A studio and a family apartment can share finishes without sharing an unsuitable furniture layout.

01

Define each apartment package

List sleeping places, dining seats, working space, storage and luggage needs for each unit type. Check the furniture against the actual floor plan, including door swings and access to windows or appliances. In an illustrative studio package, a compact dining table may also serve occasional laptop use; a long-stay business apartment may justify a separate desk and task chair.

02

Design around housekeeping

Ask the operating team how floors, upholstery and high-touch surfaces will be cleaned between stays. Check access beneath beds, the weight of movable tables and whether cushions or covers can be replaced separately. Describe finishes precisely rather than requesting only a colour. Cleaning products and methods should be reviewed against the selected material supplier’s instructions before they become part of the operating routine.

03

Separate loose furniture from fitted work

Draw a clear boundary between beds, sofas, dining sets and loose storage on one side, and kitchens, fixed wardrobes or installed electrical equipment on the other. Some packages include both, but they require different measurements and installation responsibilities. Keep appliances and operating supplies on separate schedules so the quotations show what is included, who connects it and who resolves a mismatch.

04

Prepare for repeat orders and handover

Approve one complete apartment package before releasing repeated quantities. Photograph approved finishes and record item codes, hardware and packaging requirements. Label cartons by building, apartment type and unit where practical. Keep a replacement plan for the pieces most exposed to damage. A matching colour name alone is not enough to guarantee that a later production batch will look identical.

Project checklist

Before requesting a quotation

  • Apartment mix and intended length of stay
  • Furniture quantities for each unit type
  • Housekeeping review of the sample apartment
  • Handover sequence and replacement-item records

A useful question

Can one furniture package work for all apartment sizes?

A shared finish palette can create consistency, but furniture sizes and quantities should follow each layout. Check every unit type rather than assuming that a studio package will also suit a one-bedroom apartment.
